From there, we shape the terms, timelines, and conditions that protect you while keeping your offer competitive. Once everything is drafted, I negotiate on your behalf and keep you informed throughout the process.
After the offer is accepted, we enter the due diligence phase.
For houses, we arrange a full home inspection to assess the property’s condition and identify any concerns. Acreages may also include septic evaluations, well testing, or water quality checks.
For condos, we review the bylaws, financials, meeting minutes, and reserve fund studies to ensure the corporation is well managed and financially stable. We walk through the findings together and discuss your options if anything needs attention.
About a week before possession, you meet with your lawyer to sign the documents required to finalize the purchase. This includes title transfer paperwork, mortgage registration, and any remaining financial details. Your lawyer ensures accuracy and compliance while we stay connected to support you and keep everything on track.
The final walkthrough usually happens the day before possession. Together we confirm the home is in the same condition as when you wrote the offer and that anything agreed to in the contract has been completed. If something is not right, we deal with it before closing. On possession day, once your lawyer confirms funds have transferred, the keys are yours. Your next chapter begins, and we remain available long after possession as you settle in.
